Services
Removal and storage companies are often the first firm on site at a probate or inherited property, packing and transporting the items a family has chosen to keep. What is left behind afterwards, the furniture nobody wanted, the kitchenware, the garden tools, the contents of a garage, still needs to be dealt with before the property can be handed back or sold. We work alongside removal and storage firms to take on that remainder, arriving once the retained items have gone into storage or to a new address, and clearing everything else so the property is left empty and presentable. This keeps the removal firm focused on the move itself, without the crew needing to also arrange disposal of unwanted items. This page explains how a joint job typically runs, what we need from a removal company to plan around your visit, and how we handle the handover between your team packing up and ours clearing what remains.

A probate move rarely involves taking everything. Families typically select furniture, sentimental items and anything with practical use, and leave the rest, sometimes because there is no room in storage, sometimes because nobody has had time to decide, and sometimes because it is simply not wanted.
Removal and storage companies are set up to move and store the retained items efficiently, but taking on the disposal of everything left behind sits outside that core service and can slow a crew down on the day. We handle that second half of the job, so your team can focus on the move itself.
The main practical question on a joint job is timing: whether we arrive the same day once your crew has finished, or on a following day once storage collection is confirmed complete. Both work, though same-day handover is usually more efficient for the family or executor, as it means only one period of access needs to be arranged with keyholders, agents or the property itself.
We ask for a rough finish time from your team so we can plan our arrival, and we are used to working around a removal crew still finishing up in another room while we start in areas already cleared. Where storage collection happens on a separate day from the initial visit, we simply wait for confirmation that collection is complete before scheduling our clearance.
We do not need to interview the family separately about what has already gone to storage. A short note from your team on what was taken is normally enough for us to work from, alongside a general instruction to clear everything else.
Some jobs involve items going into storage indefinitely rather than to a new address, often while a property sale is pending or a family has not yet decided on a permanent home for certain pieces. In these cases the property still needs to be cleared of everything not going into storage, and we treat the job the same way: once your team confirms what has been taken for storage, we clear the rest.
If storage plans change later, for instance if a family later decides to bring some items back rather than keep them in long-term storage, that is a separate conversation between you and the client and does not affect the clearance we have already completed.
We'll walk the property with you, explain what happens to each category of contents, and put it in writing.
Many removal and storage companies find it useful to have a clearance partner they can recommend to clients directly, rather than leaving a family to find one independently once the move is booked. We are happy to be introduced to a client at quote stage, so the whole job, move plus clearance, can be planned and costed together from the outset.
This tends to reduce the back-and-forth of a family arranging two separate suppliers on two separate timelines, and gives your business a straightforward answer when a client asks what happens to the things they are not keeping.
For removal and storage firms handling probate work regularly, we can agree a standard way of working so that referrals move quickly: a simple format for confirming what has been taken, and a consistent approach to quoting the remainder based on property size and access.
Occasionally a family changes their mind partway through a move, deciding at short notice to keep something that was initially destined for clearance, or to send an additional item to storage after all. Because we typically arrive once your team's work is largely done, small changes like this are usually easy to accommodate if flagged before we start, and we would rather have a short conversation on the day than remove something that was meant to be kept.
Clear communication between your crew and ours at the point of handover avoids this becoming an issue.
Some removal instructions involve a property that will not be vacated immediately, for example where a family member continues living there for a period after a move, or where access for clearance is only possible on a later date once other arrangements are settled. In these cases we can schedule our visit for whenever suits, independent of your removal date, provided we have a confirmed point of contact for arranging access when the time comes.
This is common enough in probate work that we do not need the clearance to happen on the same visit as your collection.
Because two different companies are working in the same property, it helps to be clear about where responsibility sits at each stage. We take responsibility for items from the point our team begins removing them, and we are happy to confirm handover verbally or in writing once your crew has finished and ours has started, so there is no ambiguity about which company was responsible for the property at any given time.
Once a move or storage collection is booked, either you or the family gets in touch with the address and a note of what is being taken. We provide a quote for clearing the rest, usually based on property size and photographs, and confirm a date to follow your collection.
On the day, we coordinate directly with your crew or with whoever holds keys if your visit has already happened, clear everything not retained, sort items appropriately, and leave the property broom-clean. We can confirm completion directly to you, to the family, or to an executor or agent, whichever is the appropriate point of contact for that job.
Not necessarily, though it is often the simplest arrangement. We can also attend on a following day once storage collection is confirmed complete, depending on what works for the family and access.
A brief note from your team, even informal, is usually enough. We do not need a formal inventory, just an indication of what has gone so we know to clear everything else.
Yes, if a family wants certain smaller items kept aside separately from both the storage collection and the general clearance, we can identify and hold those clearly rather than including them with items for disposal.
Either is fine. Some removal companies prefer to manage the client relationship themselves and pass us instructions directly; others introduce us to the family so we can agree details and timing together.
Yes, we are happy to be brought in early so a family can see the full cost and plan for both the move and the clearance of the remainder from the outset, rather than treating them as two separate arrangements.
Once your crew has completed an inventory, packed the selected items and left with the van or transferred goods into storage, we take on whatever remains in the property. This usually includes bulkier furniture that was not selected, kitchen contents, books, ornaments, clothing, and the general contents of a household that a family has decided not to keep.
We also clear garages, sheds and lofts, which removal teams sometimes do not access in full if those areas were not part of the original inventory. Everything usable is sorted for donation or resale where appropriate, and the remainder goes to licensed waste facilities.
We finish with a broom-clean property, ready for the executor, agent or family to hand back keys or proceed to sale.
Where a family has asked for specific smaller items to be set aside for later collection, separate from both the storage inventory and general clearance, we can manage that too, keeping them clearly identified rather than mixed in with items for disposal.
Pricing available on request
We do not publish a figure for support for removal and storage companies clearing the remainder because the properties vary too much for one to be honest. Tell us the postcode and roughly what is there, and we will give you a real number.
Any range shown is indicative. The final price is fixed in writing after a free assessment, and it does not change unless you ask us to do more.
Four steps
By phone, from photographs you send us, or in person at the property — whichever is easiest. There is no charge and no obligation.
Once we have seen the property or clear photographs, the price is fixed in writing. No hourly rates that drift, no day-of surprises.
We photograph and list anything that may matter to the estate as we go, and set aside everything you have asked us to keep.
The property is handed back swept and empty, and you receive the disposal paperwork for your records.
Nothing is disposed of before the executor has approved it. If we are unsure about an item, it stays in the property and we ask.
Every clearance follows this rule. No exceptions.
