We publish guides, Knowledge Base answers and tools so that executors and administrators can orient themselves. They are background information, not advice about your situation.

  1. General information only

The guides, Knowledge Base and interactive tools on this site provide general information about probate and property clearance in England and Wales. They are written for a general audience and cannot take account of the facts of any particular estate, property or family.

They are not legal, tax, financial or valuation advice, and they are not a substitute for advice from a solicitor, a probate practitioner, an accountant or a qualified valuer.

  2. No professional relationship

Reading this site, using a tool on it, or sending us an enquiry does not create a solicitor–client, adviser–client or other professional relationship between you and Hoarders Cleaners, trading as Probate Clearance London. You should not act, or refrain from acting, on the basis of anything published here without taking your own advice.

  3. Estimates and timelines are indicative

Any cost figure produced by the clearance cost estimator, and any schedule produced by the probate timeline planner, is indicative only. It is generated from the answers you give, without an inspection of the property or the estate paperwork.

Actual costs depend on what is found on site. Actual probate timelines depend on the Probate Registry, HMRC, the assets in the estate and any disputes. A price we will stand behind is only ever given as a written quotation after an assessment.

  4. Accuracy and currency

We take care to keep this content accurate and current, and each page carries a last-updated date. Law, procedure, fees and waste regulation change, and pages may not reflect the most recent position at the moment you read them. We give no warranty that the content is complete, current or fit for any particular purpose.

  5. Scotland and Northern Ireland

Everything on this site describes the law and procedure of England and Wales. Succession law and procedure differ materially in Scotland (where the process is confirmation) and in Northern Ireland. If the estate is administered there, take local advice.
