Getting in touch about a probate clearance

What this page is for

This page exists so that you can reach a person who has handled probate house clearance before, without filling in a form or waiting for an automated reply. It carries the phone number, the email address, the office address in Hackney and the hours we answer calls. There is no chatbot and no call centre in between.

Most people who contact us are executors, administrators, family members or solicitors acting on an estate. Many are dealing with a death that happened recently, and are trying to work out what has to happen to a property and in what order. Questions are welcome even when you are not ready to book anything.

What to have ready when you call

Nothing is required, but a few details let us give a useful answer on the first call rather than the third. Helpful things to know are the property address or at least the postcode, roughly how many rooms there are, whether the loft, garage, shed or cellar are full, whether there is off-street parking or a permit zone, and whether the property is a house or a flat with stairs or a lift.

It also helps to know where the estate has got to. Whether probate has been granted, whether the property is being sold or let, and whether any family members still need to visit and take keepsakes all affect timing. If you do not know the answers yet, say so — we will tell you what usually happens next.

How we respond

Calls during opening hours are answered directly. Outside those hours, leave a message or send an email and we will come back to you on the next working day. Emails are read by the same people who quote and run the jobs, so you are not repeating yourself to a second team later.

For solicitors and probate professionals instructing on behalf of a client, we can work to your file reference, correspond with the executor directly where you prefer, and supply written quotations and waste transfer documentation for the estate file.

What happens after contact

The usual next step is a free assessment at the property. Someone attends, walks the whole property including outbuildings, and produces a written price. There is no charge for that visit and no obligation attached to it. If you would rather have an indicative figure first, the clearance cost estimator gives a range in a couple of minutes.

Once a price is agreed, we book a date that suits the estate. Before anything is removed, the property is searched for documents, photographs, jewellery, cash and anything that looks likely to hold value, and those items are set aside for the executor. Nothing goes to disposal without approval. Waste leaves under a licensed waste carrier registration and documentation is provided.

The office address is for correspondence and appointments only. Assessments and clearances happen at the estate property, so please call before visiting rather than arriving in person.
